How pricing and estimates work
  • Spec home: builder has priced out a plan, interior/exterior finishes on a lot for a package price.
  • Custom home: using a stock plan or your architect's plan, one of our experienced home builders will meet with you to go over your choices. Pricing a custom home is complex and will take some time. The Builder will need to consult with suppliers and sub-contractors, considering many line items like site clearing and grading, financing, overhead and general expenses, permit fees, well and septic, excavation, foundations, framing, exterior finishes, plumbing, electrical, HVAC, insulation, interior finishes, landscaping, driveway, kitchen, baths, local impact fees as well as reasonable profit.

How to choose a plan
  • Zero in on square footage, style, exterior look, interior floorplan, first floor master , in-law or other special considertions. Often simple changes can be made to a stock plan.
  • Must be geared for New England weather and local codes
  • Budget considerations: rooflines, ranch vs two-story, porches, ceiling treatments, garage attached vs under.
  • Interviewing a Builder: resume, portfolio, references, visit a completed home

How to select a lot
  • Start out looking at dirst, trees, weeds, how to envision your future home site.
  • Level or walk-out, open/wooded, views, pool, privacy, Sun orientation.
  • Restrictions: building envelope, zoning, covenants, driveway, placement, wetlands, grading.
  • Budget considerations: site work, driveway, ledge, fill, drainage.
